Running today
WeReno Capital is the software that runs commercial project management and owner’s representation. It keeps the programme current, puts three bids on one basis, tracks every change and chases the contractors who owe you something. It goes to market for the trades, works the price and reads the site report before you do. You approve every commitment.

The numbers
Of property improvement facilitated by Capital, across hotels, clinics and commercial buildings.
Intake, procurement, execution and closeout on one record, with our people on the hard calls.
Renovation and capital programmes run on Capital over more than ten years.
Contractors on the WeReno network, ready to be put to work on your programme.
Hotels, restaurants, medical and public buildings, and private homes. Single renovations through to multi-property capital programmes.
What you get
Six jobs covered, one system.
A project is never one job. Capital carries six of them at once, every day, and brings you the calls that need a person.
Things owners actually send it.
No form and no job number. Send the sentence you would have sent your project manager, and Capital works out which project, which scope and which contract it touches.
the GC sent a change order for the corridor bulkheads. is it fair?
Capital sets the change against the scope it changes and the rates the trade was let at, then shows you what actually moved. A WeReno project manager works the number with the contractor. Nothing is signed until you sign it.
we open in nine weeks and I do not believe the schedule
It rebuilds the critical path from the dates trades confirmed this week, not the ones on the last printed programme. You get the three activities the opening actually hangs on.
image.jpg tile setter says the slab is out by 20mm in the east corridor
Logged against that zone with a name and a date on it, and every trade downstream of it hears the same day. Anything structural goes to a licensed engineer, never to an opinion from us.
four bids came back and none of them are for the same job
Capital levels them onto one scope so exclusions, allowances and unit rates sit side by side and the real low bid becomes obvious. Capital goes to market for the trades and work the price.
the board meets Thursday and wants one page on the programme
A one-page brief off the live record: where the schedule is, what has been committed, what changed and what is waiting on a decision. Drafted for you to send, with the rows behind every figure.
are we going to run over on the fit-out budget?
It tracks committed cost against each budget line, including changes agreed but not yet invoiced. You see the overrun while there is still room to act on it.
the designer moved the lighting layout after electrical rough-in was let
Capital finds every scope, purchase order and drawing revision that touched that layout and flags what is already bought. The electrical design itself goes back to the consultant of record.
the millwork crew has not been on site in eight days
Capital already had the gap, with the chase trail behind it: who was asked, when, and what they said. A WeReno project manager makes the call that gets them back.
we cannot close the east corridor during the conference, 14th to 17th
The blackout goes on the programme and every activity inside it moves, carrying the reason it moved. If something cannot move, it comes to you with two workable options.
where is the casegoods order for floors six to nine?
Every purchase order stays tied to the subcontract it belongs to, with the confirmed ship date and the crew waiting on it. You hear about a shortfall while a substitution is still possible.
we take the keys in three weeks and nobody can find the warranties
Capital has been collecting them since the first unit went in: make, model, serial, installer, start date and expiry. At handover you get the set, not a box of paperwork.
we are doing forty rooms next winter and have not started planning
That is the conversation to have now. WeReno scopes the work, builds the programme and takes it to market, and Capital carries the coordination from the first week. Bring us a project and we will walk it with you.
Capital reads, writes up, tracks and chases, every day, on every project. The parts that need a person stay with a person: going to market for a trade, arguing a price down, walking the floor, and anything structural, electrical or code related. You approve every commitment before it is made.
Four steps, from the first walkthrough to the keys.
- 1 Bring us the project A walkthrough, the drawings you have, and the date you are trying to open by. We scope it and price the work before anything starts.
- 2 We put people on it A WeReno project manager owns your job. Capital runs underneath them: the record, the programme, the paperwork and the chasing.
- 3 The job runs Our people take the trades to market and work the price. Schedule, changes and cost stay current on their own, and you get a brief you can read in a minute.
- 4 You get the building back Deficiencies close against the record the work was let from, then every serial number, warranty date and as-built hands over on the day you take the keys.
What it does
Every phase of the project, covered.
Intake to closeout, Capital takes the repetitive half of each phase off your team and leaves the judgement where it belongs.
Intake
Stop hunting for the current version. Drawings, quotes, change orders, RFIs, schedules, photos and the messages around them land in one place. Revision C arrives as an email attachment and every scope that depends on it updates before anyone opens it.
Procurement
Three quotes, three different scopes. Capital puts them on one basis so you can see what you are actually paying for. Purchase orders stay tied to the subcontract they belong to, and a cancelled order stays on the page instead of quietly vanishing into the total.
Execution
Crews go to work against the plan, material is tracked to the lane that draws on it, and every move on the programme carries the reason it moved. Ask why a date changed and you get the answer in a sentence.
Closeout
Deficiencies close against the same record the work was let from. Warranties, as-builts, sign-offs and releases are gathered and checked before the owner goes looking for them.
What comes to you ↓Track record
Built by a company that has run this work for years.
Capital is the way WeReno runs projects, put into software. The method came out of the work first, which is why it holds up on a live site.
Attention
See where every project needs attention.
Capital works the record all week and hands you the short list. Each card carries what it did, what it found and the rows behind it, so a decision takes a minute instead of an afternoon of email.
Four things are waiting on the Embassy Grand this week: one decision, two negotiations and a site visit. Capital handled the rest.

The venue has put a media reopening walkthrough through Atrium 1 and Atrium 2 on Thursday. That is the window the east tile contractor is sealing the Atrium 2 transition in, the day before the east punch walk. Either the seal coat moves to Thursday morning with a 06:00 start, or the walkthrough uses Atrium 1 only. Both work, so this one is yours.

What to push back on, when to walk the site instead of sending an email, which sub can be trusted in November. Capital clears the drag around those calls so the whole day goes on making them.
What Capital does
- ChasesThe trade who promised Tuesday, the RFI nobody answered, the quote that never came back.
- FilesDrawings and their revisions, quotes, change orders, invoices, site photos, and the texts and voice notes around them.
- DraftsThe follow-up, the daily owner brief, the reply to a variation. All of it comes to you to send.
- RecapsWhat was agreed in the site meeting, and what moved on the programme because of it.
- RemembersWhy that wall moved in March, who approved the substitution, and on what basis.
- AnswersWhere the schedule stands, what a change settled at, and who you are still waiting on.
- Shows the sourceEvery answer points straight at the meeting note, the RFI or the schedule version it came from.
What people do
- DecideThe calls with two good answers. Capital puts both up with what each one costs you, then waits.
- NegotiateCapital lines three bids up on one scope so the real low price is obvious, then works the price with the trade.
- InspectA site visit is the one thing no amount of coordination replaces. Capital tells you which one is worth making this week.
- Push backWhat to argue, what to let go, and which sub can actually be trusted in November.
- Take responsibilityAnything that commits money or signs something. Structural, electrical, life-safety and legal stay on this side.
Control
Built-in controls for the decisions that matter.
Four of them, and they hold at every authority setting, including the most autonomous one you can give it.
Capital investigates, prepares, chases and recommends. You commit.
The handover
When the work ends, you get the whole building on record.
Capital runs the project: schedule, contractors, cost and decisions. Then it hands the building back, as one set, on the day you take the keys rather than as a box of paperwork six weeks later.
- Every piece of equipment that went in. Make, model and serial, with the vendor who installed it and the date it was commissioned.
- Every warranty. When it starts, when it runs out, and who owes you parts as against labour.
- Every finish and specification. What actually went in, not what the first drawing said.
- Every decision behind it. Who approved the substitution in March, and what it was approved on.
On site
every decision, every cost, as it happens
Capital is priced per project: what it costs depends on the size and type of the work, and you get the number before anything starts. The handover is part of the project, not a line item at the end.

Why not a project manager with a spreadsheet?
That is what this job usually looks like: one person holding the programme in a spreadsheet, the evidence in an inbox, and the rest of it in their head. It works right up until they are on another site.
A spreadsheet and an inbox
- The programme is a snapshotIt was right on the Friday it was printed. What a trade confirmed on the Tuesday is in somebody’s messages.
- The evidence is in a mailboxAsk why the wall moved in March and you get a search, then a guess.
- The owner brief is a night’s workWritten after hours, from memory, the day before the meeting.
- The chasing is the first thing to slipThe RFI nobody answered and the quote that never came back are exactly what a busy week drops.
- It leaves when the person leavesA project manager moves on and the next one starts again from the paperwork.
Capital, with WeReno running it
- The programme is liveThe date you read is the date on the schedule that day, with the reason it moved attached to it.
- Every figure points at its rowOne click from the number to the meeting note, the RFI or the schedule version it came off.
- The brief is drafted for youWritten off the record, with the evidence under it. You read it, change what you want, and send it.
- The chasing runs without being askedCapital follows up the people already on the job, all week, and tells you who is still outstanding.
- It stays with the projectThe record is yours. A new project manager is current by the afternoon.
The other version of the manual way is taking the contractor’s word for where the job is. A contractor reporting their own progress is not being dishonest; they are reporting the half they can see. Capital reads the same project from the owner’s side, off the owner’s record.
Who this is for
Owners and operators with real work in the ground.
Capital is not self-serve and it is not a licence you buy. It is WeReno on your project, which is why it starts with a conversation about what you are running.
Tell us the building and the date you need it open, and we will tell you what we would put on it.
Straight answers
The questions owners ask first.
Can we start on a project now?
Yes. Capital is running live projects today, on the back of $1B+ of property improvement facilitated. Bring us the project and we will show you what it takes on in the first week.
What kind of projects does it run?
Hotels, restaurants, medical and public buildings, and private homes. One renovation or a capital programme across a portfolio, on the same system either way.
Have you done work like mine?
Very likely. WeReno has delivered more than 1,000 renovation and capital projects, and the case studies on this site are published with our clients’ names on them. Ask us for the ones closest to your building.
How is this different from a construction chatbot?
A chatbot answers from the internet. Capital answers from your project. Every figure and every date comes off your own record, and one click shows you where it came from.
Does it act on its own?
As far as you let it, and no further. Chasing, filing, drafting and tracking run on their own. Money, signatures and licensed judgement always come back to a person.
Do I need a 3D model or BIM to use it?
No. Capital works from the drawings, the paperwork and the conversation around them. A model helps on some projects, and it is never a requirement.
What happens to my project history if my project manager changes?
It stays with the project, and the project is yours. The decisions, the evidence under them and who approved what all hand over on day one, so a new manager is current by the afternoon.
What will it cost?
Pricing is custom, based on the project: how big it is, how long it runs and how much of the coordination you want us carrying. Tell us what you are running and we will price it.
Get started
Bring us a project.
Tell us what you are running and where it is. We will walk you through Capital on your own job: what it picks up in week one, what your team keeps, and what the coordination looks like once it is running. Pricing is custom, based on the project.
Five short questions: what kind of group you are, what kind of work it is, how many properties and where the first one is, what stage it’s at, and who you are.
Every Capital project has a WeReno project manager on it. The software is how a small team keeps up with a large programme, not a replacement for the people on your job.
