Building the new Holiday Inn was challenging due to the owner’s multiple projects. The project had a fixed budget and strict timeline, requiring detailed documentation to keep corporate stakeholders and city officials informed.

The primary goal was to complete the hotel build on time and within budget. Additionally, it was crucial to provide thorough documentation of the entire process, keeping corporate informed of progress and ensuring that city regulations were met.

Design Process

An interior designer was brought on board to capture the client’s vision through a detailed vision board. This helped ensure that all of the owner’s preferences were reflected in the design. A comprehensive material breakdown was also provided, expediting the procurement process by ensuring that all necessary resources were accounted for early in the project.

Contractor Bid Process

We streamlined the bid review process to manage contractor selection efficiently. Drawings were reviewed, and task lists were created for each subcontractor to ensure accountability. Bids were evaluated against these lists to identify variances. This method enabled us to select the most suitable contractors while staying within budget.

Communication

A centralized platform documented each project phase, tracking work schedules, permits, and contractor changes. Regular updates were provided through the dashboard, ensuring transparency and compliance. It maintained records for communication, milestones, and warranty work, facilitating smooth coordination and project management.
