Holiday Inn Niagara Falls: A view-premium PIP delivered without a single waterfall-view room offline longer than 48 hours.

Overview

How a Niagara Falls hotel protected its premium inventory during a full-property PIP.

The Holiday Inn Niagara Falls commands a premium on its waterfall-view rooms — the property's highest-revenue inventory. The PIP required full refreshes of these rooms, but each hour offline represented direct revenue loss at peak rates. The renovation sequence had to be choreographed precisely around booking patterns and peak weekend occupancy.

The problem

Every hour a waterfall-view room was offline cost real revenue at peak rates.

The PIP scope required two full days of work per waterfall-view room. The revenue management team was blocking rooms without visibility into when they would be returned, leading to conservative booking blocks that were leaving revenue on the table even during the construction period.

"A hotel this close to Niagara Falls has location advantages and location challenges that most renovation teams have never encountered. Both had to be managed precisely."

The Solution

Room-by-room completion tracking with revenue management integration.

WeReno tracked each room in the twin individually — current status, hours remaining to completion, and readiness for inspection. The revenue management team had direct access to view room-level status and update their booking blocks in real time. When a room was flagged ready in the twin, the revenue manager received a notification and released it for booking within the hour.

"WeReno maximized our location advantages while navigating the unique challenges of the Falls environment. The approach was thoughtful and the execution was precise throughout."

The result

Average room offline time cut by 40%. PIP completed without a single weekend closure.

Average room offline time per waterfall-view room dropped from 6 days to 3.5 days — a 40% reduction — through tighter coordination between the construction team and revenue management. The PIP was completed without a single full-weekend closure. The waterfall-view revenue in the final 4 weeks exceeded projections because rooms were returned to inventory faster than the booking model anticipated.
