Overview
The Brampton apartment building renovation required complete suite refresh across 48 occupied units — flooring, kitchen, bathroom, and fixture replacement — without triggering the tenant relocation obligations that would apply if suites were taken offline for more than a threshold period under Ontario residential tenancy law. The renovation had to be completed in active suites with tenants in residence, sequenced around tenant schedules and notice requirements.
The problem
The renovation had to be completed within the legally permitted disruption window per suite. Exceeding that window in any suite created a legal obligation to relocate the tenant — a cost and timeline exposure the owner wanted to avoid entirely. Standard suite renovation sequencing didn't account for per-suite time limits, and the GC's initial schedule had 12 suites exceeding the threshold.

The Solution
WeReno built a suite-level digital twin for all 48 units and integrated the Ontario tenancy disruption threshold as a hard constraint on the renovation sequence. Every suite's renovation window was validated against its threshold before the GC's schedule was approved. The twin tracked completion progress in real time — flagging any suite approaching its threshold limit before it became a legal obligation.

The GC's schedule was adjusted four times using twin-derived threshold data. All suites were returned to tenants within the permitted disruption window. The full 48-unit renovation was completed in 11 weeks — two weeks ahead of the original schedule.
