Overview
This Starbucks inline retail fit-out had to satisfy both the landlord's shell condition requirements and Starbucks' corporate brand standards checklist — two separate compliance streams with overlapping MEP, millwork, and signage scope. The build timeline was 10 weeks from permit to opening.
The problem
The GC was managing Starbucks' 120-item brand standard checklist in a separate document from the landlord's TI scope matrix. Items that appeared on both lists — MEP terminations, floor finishes near the demising wall — were falling through the gap and being flagged only at the final walkthrough.

The Solution
WeReno imported both the Starbucks brand standard checklist and the landlord TI scope into the twin, mapped to individual zones and elements. Any item that appeared on both lists was linked — so a sign-off on the MEP termination for the landlord automatically flagged it for review on the brand standard list. The corporate brand rep could inspect the twin remotely before the physical walk.

The result
The Starbucks Richmond Hill location passed its corporate brand walk on the first visit with zero items requiring rework. The landlord's final inspection was completed the same week. The store opened on its planned date with a complete asset handover including all equipment warranties and service contacts in the twin.
