Four independent retail tenants were fitting out simultaneously in a newly constructed strip plaza, each with their own contractor, while the landlord's team completed the common area — parking, walkway, signage, and base-building MEP tie-ins. All four tenant builds had separate permit timelines but shared infrastructure connections.

The problem

Four independent tenant contractors competing for the same MEP tie-in points.

All four tenants required connections to the same base-building electrical distribution and HVAC system. Without a coordinated schedule, two tenants' contractors showed up on the same morning to tie into the same electrical panel — resulting in a half-day shutdown and a change order dispute between the landlord and one tenant.

WeReno structured the twin with a common-area layer managed by the landlord and four tenant-specific layers, each visible only to the relevant tenant team. MEP tie-in windows were scheduled through the model — when a tenant's contractor requested access to the shared panel, the schedule showed whether another team was already allocated.
