Inn at Calypso Cay Orlando: A resort renovation scoped and delivered for a boutique Florida timeshare property.

Overview

How a boutique timeshare resort delivered a full renovation without displacing active ownership weeks.

The Inn at Calypso Cay is a boutique timeshare resort in Orlando where renovation scheduling must work around deeded owner weeks — periods during which specific units cannot be taken offline regardless of renovation progress. The PIP scope required full unit refreshes while maintaining a rolling availability calendar that was incompatible with standard floor-by-floor sequencing.

The problem

Timeshare ownership weeks created a renovation schedule with zero flexibility on specific unit availability.

The renovation sequencing had to account for hundreds of individual owner week reservations across 60 units. Standard renovation software couldn't ingest the ownership calendar and produce a compliant sequencing plan. The property manager was manually cross-referencing the ownership ledger against the GC's schedule in a spreadsheet — a process that produced two unit conflicts in the first month.

"A timeshare resort renovation means working around deeded ownership weeks with zero tolerance for conflicts. The scheduling constraints are unlike any standard hotel project."

The Solution

Unit-level twin with ownership calendar integration and real-time availability tracking.

WeReno built a unit-level digital twin that incorporated the ownership week calendar as a constraint layer. Each unit's renovation window was sequenced against its ownership obligations, and the model flagged any GC scheduling proposal that would conflict with a deeded week. The property manager could review the entire renovation sequence in the twin and confirm zero owner conflicts before each phase was approved.

"WeReno delivered water features and family amenities that genuinely elevate the resort experience. The care and precision in the integration were evident throughout."

The result

Zero owner week conflicts through the full renovation. All 60 units delivered to brand standard.

The Inn at Calypso Cay PIP was completed across all 60 units without a single ownership week conflict after implementing the twin. The GC's sequencing was adjusted 11 times to avoid conflicts identified in the model before they reached the construction schedule. All units were delivered to brand standard and the resort received its brand compliance sign-off without remediation.
