Holiday Inn Orlando: A Florida resort PIP coordinated across a Canadian renovation team and a US property.

Project photo

Overview

How a Canadian renovation team delivered an IHG-compliant PIP for a Florida resort without a permanent site presence.

The Holiday Inn Orlando required a full IHG PIP refresh — covering guestrooms, lobby, pool deck, and F&B spaces — with a Canadian project management team operating across a 3-hour time zone difference and without the ability to maintain a permanent on-site presence throughout the renovation. The Florida climate introduced exterior sequencing constraints that Canadian project managers had limited experience anticipating.

The problem

A Canadian team managing a Florida renovation without on-site presence or local climate expertise.

The project team couldn't rely on daily site visits to verify progress or catch sequencing issues before they compounded. Florida afternoon thunderstorm patterns affected exterior work windows in ways that weren't visible in the GC's weekly reports. Two sequencing errors in the pool deck scope were not caught until they had already caused a three-day delay.

"Orlando hospitality demands that you appeal to both families and business travelers simultaneously. A renovation that serves one audience at the expense of the other misses the market."

The Solution

Live twin access and daily photo documentation across all active zones.

WeReno deployed a digital twin covering all renovation zones, with daily photo documentation pushed to the model from on-site. The Canadian project team could review current conditions in every active zone each morning before the Florida site day began — catching sequencing issues in the model before they became delays on the ground. Weather-related exterior holds were flagged in the twin and the schedule adjusted in real time.

"WeReno understood the unique demands of Orlando hospitality. The design decisions throughout the project reflected the full range of our guest profiles."

The result

PIP delivered on schedule. Three sequencing errors caught before impact. IHG compliance in one visit.

The Holiday Inn Orlando PIP was delivered on the original schedule despite the pool deck delay early in the project. The Canadian project team caught three additional sequencing issues before they affected the timeline, recovering the schedule entirely. IHG brand compliance was achieved in a single site visit. The property opened all amenities on the renovation completion date.
