Overview
The Holiday Inn Naples sits on the Gulf Coast and operates at near-full occupancy from December through April — the window that generates the majority of its annual revenue. The IHG PIP scope required full guestroom refreshes and lobby renovation that could not be deferred without brand compliance penalties. The property had to renovate during its highest-occupancy period without sacrificing the room inventory that drove its ADR.
The problem
Standard PIP sequencing would have taken entire floors offline during the peak season, directly reducing available inventory during the highest-ADR period of the year. The brand compliance deadline was fixed — IHG had issued a final notice on the PIP timeline. The property needed a renovation sequence that worked around daily occupancy patterns without producing a single night where the brand inspector's required rooms were unavailable.

The digital twin tracked every room's renovation status, occupancy status, and brand compliance state simultaneously. The front desk had read access to the twin so they could see which rooms would be available each morning before the reservation system was updated.
