How Bite Beauty's hybrid lab-retail concept used WeReno to coordinate a technically complex dual-use fit-out.

The Bite Beauty Lip Lab concept combines a working cosmetics production lab with a premium retail storefront — two distinct use types with incompatible MEP requirements in a single open-plan space. The build required coordinating a lab-grade ventilation system alongside retail-standard lighting and a custom millwork program without compromising either environment.

Lab ventilation and retail ambiance lighting were designed independently and colliding at the ceiling.

The lab ventilation engineer and the retail lighting designer submitted separate ceiling plans that conflicted at three key junction points — directly above the custom mixing stations where both aesthetic and functional performance were critical. Resolving the conflict on-site would have required opening a finished ceiling.

Combined MEP and millwork model resolved the conflict before the ceiling was closed.

WeReno overlaid the ventilation plan and lighting layout in a single 3D model. The three ceiling conflicts were visible immediately. The ventilation engineer and lighting designer were both given model access and resolved all three conflicts in a joint session before any rough-in was installed. The custom mixing station millwork was also modelled to ensure the ceiling geometry was compatible.

Ceiling closed without a single cut. Lab and retail passed their respective inspections first attempt.

The Lip Lab fit-out closed its ceiling without any field modifications — the three conflicts resolved in the model translated exactly to the installed condition. The lab received its health department ventilation sign-off and the retail space passed its landlord inspection in the same week. The store opened on its scheduled launch date.
